The tower – dubbed 53W53 – was designed by acclaimed French architect Jean Nouvel. His striking design for the building’s exterior, referred to in the architectural trade as a diagrid (a portmanteau of diagonal grids), is somewhat akin to an abstract sculpture – making it an appropriate home for the three floors of museum gallery space that can be found inside. The building’s intriguing and imposing look beckons the would-be homeowner to explore the world within.

Nouvel is a highly credentialed architect and designer, and is worthy of a project of such ambitious scope. A winner of the Pritzker Prize for Architecture, his diverse body of work is as impressive as it is varied. His past projects have included museums, concert halls, luxury residences and cultural commissions such as the Louvre Abu Dhabi and the Fondation Cartier in Paris.

One loft in particular at 53W53 is a modern delight fit for a city slicker with refined tastes. Inside the 3,952-square-foot, three-bedroom home, there’s a gracious entry hall, a grandly proportioned living room, a palatial master suite with the aforementioned breathtaking views and two superbly appointed bedrooms, replete with en-suite bathrooms.

Interiors come courtesy of New York-based architect, designer and artist Thierry Despont. In the past, he has lent his talents to the Ritz in Paris, the Dorchester Hotel in London and Harry Winston’s flagship store in Beverly Hills.

Despont’s impeccable taste and attention to detail, apparent in all of his private dwelling projects, is on show here at 53W53 as well. His deft touch is to thank for the understated lighting fixtures and bespoke kitchens and bathrooms found within. Masterfully crafted mahogany doors with custom-designed bronze trim echo the tower’s distinctive outline.

The dwelling also boasts an amply windowed kitchen with cabinetry by Italian furniture maker Molteni, classic marble countertops with backlit backsplash and state-of-the-art appliances by Miele and Sub-Zero. The master bedroom ensuite incorporates Verona limestone slab floors and golden travertine feature walls, as well as a luxurious master bath that is spacious enough to stretch out in.

Perhaps best of all, generously proportioned floor-to-ceiling windows allow for expansive views of both Central Park and the Hudson River. As for the building’s location, in terms of entertainment options you really are spoilt for choice. The residence is within walking distance of premiere live venues Carnegie Hall and Radio City Music Hall (located in the Rockefeller Center), plus St Patrick’s Cathedral, Times Square, Christie’s, Macy’s and the Empire State Building. It’s even a stone’s throw from Trump Tower, which – depending on whose dinner party you’re attending – might or might not be a good thing to mention.

It’s also within a five-minute walk of countless shops, five-star restaurants, health clubs and spas, markets and schools. Top-notch eateries in close range include Randolph’s, China Grill and the 53rd Street Gourmet Deli, and several subways stations are conveniently close by.

The loft – offered by UK real estate agent John D Wood and its US affiliate, Corcoran Group – could be yours for US$18.95 million (HK$147.6 million). Stump up for the annual $8,000 maintenance and common charges fee and the $3,849 monthly management fee and if you’re lucky, you’ll still have enough left over for a bagel and coffee on Lexington Avenue.

If this home doesn’t exactly meet your size requirements, fear not – there are other options available. Each of the 145 apartments at 53W53 is a unique dwelling in its own right. Incredibly, our featured home is not the most expensive one on offer. For those feeling particularly cashed up, its four-bedroom, four-bath – and considerably more spacious – big brother is going for $50.75 million.

Within, it boasts a lobby library with open fireplace, wine vault, a wellness centre, squash courts, a pet-care service, 24-hour concierge and even a doorman to gently remind you to “have a nice day” as you set forth into the wider world. You even get a complimentary membership to the Museum of Modern Arts. And if money is no consideration, there are still other apartments available that are priced up to $70 million.

One of 53W53’s most impressive features is its stunning swimming pool, set against a backdrop of lush vertical gardens that were created by acclaimed French landscape designer Patrick Blanc. There’s a cold-plunge pool, a hot tub and a 65-foot lap pool. At 53W53, the sublime surroundings and luxurious amenities afforded to residents make it easy to forget your problems and kick back by the poolside with Billy Joel crooning from your headphones. After all, life is all the more enjoyable when you’re in a New York state of mind.

Modern Marvel: Amidst the towering skyscrapers of Hong Kong, this stunning home redefines the pinnacle of urban living

High population density, limited landmass, a superfluity of the mega-affluent – you don’t need to be too much of a genius to understand why Hong Kong real estate commands such a seemingly unreal valuation. Even with property prices tipped to rise by an additional 10 percent this year, buyers remain wholly undeterred, with the residential purchasing cycle seemingly set only to accelerate.

Purchasing property and creating a home, of course, represent very different challenges. While the former requires a mastery of certain legal and financial necessities (or the tactical deployment of someone who does), the latter requires you to give a part of yourself, as you set about transforming a developer’s shell into something perfectly tailored to your family’s values and expectations.

It was just such a challenge that faced a young mainland family of four as they sought to reinvent the 2,300sq.ft space they had bought in Tsim Sha Tsui’s high-end Grand Austin development. While their newly-completed apartment came with all the expected fixtures and fittings, it was somewhat lacking in any of the individual touches and flourishes that would mark it out as a true family home. That’s when they decided to call on the services of a professional – a professional who so successfully re-fashioned their home that it was declared the Best Apartment in the 2017 Asia-Pacific Property Awards.

Their chosen professional was Johnny Leung, Creative Director of Chinc’s Workshop, a Sheung Wan-based, award-winning interior design consultancy. Recalling the initial brief, Leung says: “The family was very clear as to what they wanted – a practical, contemporary home, with strong visual appeal and a clear bespoke functionality in each of its separate spaces.”

Their chosen professional was Johnny Leung, Creative Director of Chinc’s Workshop, a Sheung Wan-based, award-winning interior design consultancy. Recalling the initial brief, Leung says: “The family was very clear as to what they wanted – a practical, contemporary home, with strong visual appeal and a clear bespoke functionality in each of its separate spaces.”

Seeking a theme that would provide a sense of unity across the whole space, the design team settled on the circle, seeing it as both a universal symbol of completeness and as an icon that’s synonymous with perfection for many mainlanders. With their base conceit in place, they then looked to incorporate it across the home in a series of knowing and simpatico variations – linked, multiple circles in the shared spaces, rounded cornering throughout and, where possible, the creation of curved enclaves. The circle motif was also embedded into the lighting installations, the carpeting and the occasional tables.

One of the first casualties of the circle-centred makeover was a long, straight corridor that led off from the dining area. Clearly out of keeping with the overall redoubtably round look, it was swiftly demolished, granting the kitchen area a curvaceous, open and welcoming appeal.

The bedrooms, too, were areas where Chinc’s set out to make its mark. Its most drastic move was to combine two of the rooms into an outsized master bedroom, one with abundant natural light, a commodious walk-in wardrobe and the last word in chic ensuite bathrooms.

The focus on optimising the level of natural light in the bedroom space is another hallmark of Chinc’s approach. Explaining this particular element of the company’s design philosophy, Leung said: “No apartment, no matter how beautifully decorated, can look its best if the lighting is not right. By removing unnecessary walls and introducing pocket sliding doors and glass partitions, we subsequently maximised the use of natural sunlight.

“We also employed asymmetric ceiling light housings to provide a diffused lighting effect overall in many of the rooms. We also opted to install down-lights in specific areas, all designed to create a dramatic look and feel as the night rolls in.”

While the tactical use of illumination has clearly boosted the home’s individuality, it is the sophisticated – yet playful – use of materials and upholstery that has gifted it the warmth the family was looking for. Whether it’s the wallpaper that morphs under various light sources, the individually-curated collection of custom ceramic tiles or the singularly-shaped selection of somewhat avant garde lounge chairs, an endearingly quirky and individualistic style prevails throughout the whole apartment.

While winning a pan-Asian award for the quality of its interior design work is clearly all to the good for Chinc’s Workshop and its future new business prospects, the real winner here is clearly the family. Given the studied elegance of their abode, coupled with its innovative and thoughtful use of space, light and design, how could any family not thrive in so accommodating a locale?

Sunny Disposition: This Cyberport-based flat is a modern interpretation of waterfront living

Summer colours, for the most part, fall under the category of stark whites and ocean blues – and at Residence Bel-Air the vibe is decidedly Mediterranean. Within one of the enclave’s luxury apartments, in particular, simple clean lines, painted cream floors, white shiplap walls and blue and grey upholstery evoke the mood of a wistful seafarer returning to the comforts of a safe harbour.

This spacious 1,700-sq.-ft-plus home, full of natural light and modern design sensibility, would certainly seem like paradise to its owners as they come home to breathe in the calm air after a day in the city. Through a predominantly soft, tranquil colour scheme – with occasional vivid contrasts – the décor takes inspiration from the waves of the sea and their dynamics. Areas purposefully left blank amid free-flowing curved designs across the ceiling and the furniture join the natural sea view in bringing motion into the living space.

The home’s location in Bel-Air served as the starting point for the team at Grande Studio when they were charged to recreate the interiors. Cyberport is a creative digital technology community with a touch of breeze from the old Hong Kong port. The dramatic seaside soul of the area and the city’s signature past are welcomed within, seen in traditional Hong Kong architectural details, a general cosiness and a wraparound outdoor deck boasting sweeping sea vistas.

Upon entering, the immediate impression is one of laid-back simplicity. This radiates through the laminated flooring which is stripped back, a widened foyer, ceilings raised higher than normal, pairs of palazzo-worthy double doors that have been installed, and walls painted in shades of cream and off-white. Accent walls are features of the kitchen, two bathrooms and entrance hall. Within the long living room that extends to the terrace, a piano is recessed between two feature walls that shelter cupboards. Amid a medley of marble, wood and metal, a sleek circular dining table also occupies this part of the room, illuminated by functional lighting and a striking modern chandelier of irregular globes.

The designers have merged modernism with regal classicism for an apartment well suited to hosting chic soirées and house parties – with the interconnecting floorplan and no-fuss regular windows assisting in this regard. Modern pieces also adorn the space: in the centre of the living room is a coffee table of Italian marble, a transparent vase, and just the right hint of greenery via a small decorative plant.

Moving on to the multi-functional bedrooms, it is apparent that they have been carefully designed to suit the needs of their owners. Wood veneer, wooden patterns and curved aesthetics like the open sliding door and minimalist approach to lines and colours reflect a calm yet luxurious ambience.

A TV and sofa combination creates a second living room for family gatherings, with the marble surrounds of the TV wall also nodding to the appeal of waterfront living. A work-from-home corner with a desk is another considerate touch here, catering to what we call the new normal, while the couch can turn into a bed when guests come over. In all, it becomes a practical multipurpose space for anyone who wants to lounge around this part of the home.
