Circles of Life: A spectacular home in the Utah mountains showcases harmonious coexistence between humans and rugged nature

At first glance, this sprawling property in Provo Canyon, Utah, might be mistaken for a natural extension of the majestic Wasatch Mountains that surround it and enter through a plethora of oversized circular windows. Nestled within some 120,000 square metres (30 acres) of rugged terrain about 72 kilometres (45 miles) south of Salt Lake City, the house appears to have emerged organically from the arid landscape, as if the mountains themselves had shaped it. This illusion of harmony with nature is no accident – it’s the result of meticulous planning, visionary design and engineering feats that quite literally moved mountains.

Building a modern home with full amenities in such a remote and rugged location required a team of professionals endowed with ingenuity, perseverance and a deep respect for the land. Magleby Construction, a Utah firm which has twice been recognised as Custom Builder of the Year by the US Association of Home Builders, took on the task with bold ambition. The first step was to carve out a road through the mountains to bring water and utilities to the site. This wild, western edge of the Rocky Mountains is not easily tamed, and transforming the locale into a liveable sanctuary was a monumental undertaking that set the tone for the rest of the build.

Rising to the challenge, Salt Lake City architect Michael Upwall designed a home that would not merely sit on the land but grow from it. Deeply influenced by the American Craftsman movement of the late 19th century emphasising functionality, simplicity and handcrafting, he envisaged the property as a natural extension of its environment, blending seamlessly with the terrain and climate. This philosophy guided every aspect of the project, from the initial sketches to the final touches.

To complement Upwall’s vision, award-winning landscape-architecture firm ArcSitio was brought in to shape the outdoor spaces. Their approach was equally rooted in ecological sensitivity. Rather than imposing artificial elements onto the land, they sought to enhance and celebrate its existing features. Natural springs were tapped to create serene ponds, which serve as chemical-free swimming or plunge pools that are sustainably purified using aquatic plants, beneficial bacteria and microbes.

The result is a landscape that feels untouched yet thoughtfully curated – a place where homeowners and guests can immerse themselves in nature without sacrificing comfort. But achieving this balance was anything but simple. The planning and development spanned four years and spawned a home of epic proportions: 22,500 square feet of living space that includes six bedrooms, seven bathrooms, a grand two-storey foyer with a floating staircase, a formal dining room, a two-level library and a state-of-the-art home theatre.

For those who embrace both work and play, the residence offers an array of amenities designed to entertain and invigorate. Among the indoor attractions are racquetball, volleyball and half-basketball courts, a gym, sauna, steam room, HD golf simulator and two four-car garages – one for everyday vehicles and another dedicated to sports cars. Perhaps most striking is the 18-metre-high (60-foot) indoor rock-climbing tower, a bold centrepiece that speaks to the adventurous spirit of the home.

Outside, the property continues to impress. A circular covered entranceway welcomes guests with elegance, while expansive decks and patios provide ample space for relaxation and gatherings. An 18-metre man-made outdoor swimming pool and hot tub are surrounded by artificial creeks and rivers, complete with cascading waterfalls that add movement and sound to the tranquil setting. A natural swimming hole offers a vantage point for cliff jumping, adding a touch of thrill to the serene environment. Lush landscaping merges into the adjacent national forest, opening up endless opportunities for hiking and biking in summer, and snowmobiling and backcountry skiing when winter sets in.

As a mountain retreat, this Provo Canyon property checks every box. But it’s not just the location or amenities that make it special – it’s the interior design. Masterfully executed by Roxbury Studios, a firm based in the Utah capital, it blends 30 different architectural genres, drawing inspiration from medieval, classical Italian, Art Nouveau, and even Hawaiian styles. According to designer Roxanne Hepworth, the risk of creating a chaotic mishmash was real. However, by using each genre as a subtle reference point rather than a dominant theme, the team achieved a harmonious balance that feels both eclectic and cohesive.

Lighting played a crucial role in bringing the interior to life. Given the massive scale of the house and its soaring 7.6-metre (25-foot) ceilings, illuminating the space required careful planning. The designers had to ensure that artificial lighting complemented the abundant natural light streaming in through the large round windows. These vast portholes not only flood the home with sunlight but also frame stunning views of the surrounding boulders and mountains. Equipped with motorised shades, they allow residents to control the ambience with ease, adjusting the light to suit their mood or the time of day.

The lighting scheme includes a variety of fixtures strategically placed to enhance the architecture and create a warm, inviting atmosphere. Despite the reliance on artificial lighting, the house remains deeply connected to the natural rhythms of the day. Sunbeams dance across the floors in the morning, casting intricate shadows that shift as the hours pass. In the evening, the interior glows with a soft radiance, offering comfort and serenity.

One of the most remarkable aspects of the home is how it manages to offer both grandeur and intimacy. Despite its vast size and luxurious features, it feels personal and welcoming. Every room has been designed with intention, every corner tells a story. Whether you are curled up with a book in the library, enjoying a meal in the dining room, or gazing out at the mountains from your bedroom, there’s a sense of connection – to the space, to the landscape, and to the people who brought it all to life.

“I would like to emphasize that for Hang Lung, we do not have an urgency to sell. We just sell properties at the right price to the right buyers,” said Lui. “We have also sold two houses in 2024 in 23 – 39 Blue Pool Road at a transacted price of $230 million and $250 million, respectively,” he added.

Market sentiment resilient

Despite the short-term improvement in the residential property sector, the future direction of Hong Kong’s property market is expected to hinge on several factors, including the pace of interest rate cuts, economic revival of Hong Kong and mainland China, and the scale of housing supply glut and the impact of geopolitical risks.

On the other hand, demand and pricing levels in Hong Kong’s luxury residential property market are expected to remain resilient, due to limited new supply of luxury residential properties and pent-up demand from mainland and overseas buyers arriving through various government initiatives. “We believe the luxury market would be better or outperform in the short to medium term, because of the limited supply,” said Lui.

From towering glass façades that offer awe-inspiring views to a meticulously designed floor plan that maximises space, the architectural brilliance here is captivating. Dressed in white and touched with marble, this area is coherent with the living and dining spaces.

A former bedroom on this floor has been transformed into a multifunctional space by adding an upper level. The double-level design provides an area for entertaining and shared family activities below, and a guest bedroom with a private bathroom above, accessed by an internal flight of steps. It is another versatile feature of a home unhindered by boundaries.

The staircase from the lounge that leads up to the more private second storey of the penthouse blends harmoniously with the interior by disappearing into the wall after the first landing. An earthy colour scheme distinguishes the master bedroom. The bronze lines of the dining area reappear, etching the wall behind the bed, while the grey fabric wallpaper provides texture. The bed faces an expansive window that affords stirring views of the urban outdoors.

To suit the needs and lifestyle of the owners, the master suite spans a bedroom, study, walk-in closet and ensuite. A darker wood veneer creates a mature yet cosy environment. The closet is equipped with a dresser and high wardrobe to maximise storage, and the ensuite is furnished in relatively brighter tones with an abundance of glass and marble.

Adjacent to the master bedroom is their daughter’s room, where lighter earth tones evoke a more youthful ambience and textured wallpaper imparts a tranquil vibe. The ensuite here, which echoes that of the master bedroom, is accessed through a sliding door. A high wardrobe and tall mirror enhance the practicality and feeling of spaciousness in a compact closet.

Ingrained Elegancy: Wood flows throughout this idyllic apartment in Coloane, Macau, where modern luxury meets Japanese serenity

It is no less than a wonder to create a calm sanctuary amidst one of the most buzzing neighbourhoods of Macau. A luxury apartment in Sky Oasis, just south of the Cotai Strip, achieves this ideal. Envisioned and executed by award-winning Hong Kong-based firm Max Lam Designs, it inspires an inward journey of peace and contemplation.

The location of the property is, first and foremost, ideal for occupiers who are looking for a break away from the bustling casino life that Macau is known for.

The interiors span a generous 3,000 square feet and embrace an oriental theme. Nature’s influence is evident in the different textures of stone, pebbles, granite and wood. The hues and colours used to realise these Eastern aesthetics are also evocative of nature.

An aura of tranquillity is apparent upon setting foot in the residence. Delicate floral accents punctuate the foyer, where a large vase elegantly sits in a recess embellished with wooden slats, and soft lighting emphasises the contrasting wall finishes. A gold-thread painting by sculptor Raymond Pang is displayed by the entrance, across from an ink piece by San Chiu Yan – two of a handful of artworks specially commissioned by the design team for this project.

Expanses of warm, light-coloured wood and trellis structures feature throughout a striking décor, in which minimalism is balanced by intricate details for a modern-luxury take on traditional Japanese interior architecture. The monotony of the wooden walls, floors and ceilings is broken by the varying tones of the finishes, each casting different reflections of light from the same source.

Nature comes to the centre of the living room in a light-grey branch-patterned rug, alongside a sober sofa and two coffee tables with stone tops. The orange-tan leather seats of two armchairs with wooden frames and arms bring shots of colour to the neutral palette. At the end of the room, balcony doors open to a cosy space where a swing provides the perfect vantage point for watching the night lights of Macau.

In the dining area, an installation of decorative wooden planks cocoons an unconventional dining table – a wooden bench flanked by a mix of wooden stools and sleek leather-upholstered chairs. Two large spherical lunar-like lamps hang above, allowing the family to enjoy well-lit meals. Framed calligraphy set at ground level provides artistic food for thought.

On the opposite side of the room stands a stone-topped, metal-framed bar counter. Illumination from underneath the bar’s wood-block base and the shelving unit behind it emits a soft, moody glow, the perfect ambience for a drink or two before dinner.

A semi-open area adjacent to the master bedroom has been converted into a beautiful tea room replete with Chinese ink paintings and delicate teaware. The lack of windows in this part of the residence was a major design challenge neatly solved by creating this serene breathing space. The tatami floor cushions, low table and sliding door of the tea cabinet give it the feel of a true Japanese home.

The master bedroom is enchantingly illuminated by indirect lighting that precisely traces the ceiling. A stone-feature wall, sakura-patterned wooden screens and a bespoke Art Deco-style vanity table are harmonious manifestations of understated elegance.

Similarly, two further bedrooms are visions of naturalistic refinement, with minimal furnishing and light design throughout. The craftsmanship of the wooden floors, walls and fittings is outstanding, effortlessly following the natural patterns of the grain. In one room, the headboard of the bed is a huge, accentuated wooden circle edged with light that appears like a sacred halo.

Life of Luxury: Hotel marketing maestro Joanne Tang’s Infinite Luxury Group takes high-end travel experiences above and beyond 

During her formative years in the Netherlands, Joanne Tang was admittedly shy and retiring, so it was surprising to friends and family when aged 16, she plumped for a course in hotel management that normally attracts bubbly, outgoing souls.

But now, looking back on more than 20 successful years in the luxury hotel industry from her vantage point as CEO of Infinite Luxury Group, the marketing and branding enterprise she founded in 2010, she knows her career choice was spot on.

Her family background did play its part, though. “My family owned restaurants in the Netherlands and Germany, so I grew up with the hospitality industry around me every day,” says Tang, speaking over lunch at the East Hong Kong hotel in Taikoo Shing, where she is staying during a business trip to the city. “Growing up in the Netherlands, I was exposed to both the outgoing, direct Dutch mentality and the humble, hardworking Hong Kong Chinese approach. This dual cultural background has shaped my personality and allowed me to understand and appreciate different cultures.”

Amsterdam is famously cosmopolitan and diverse, a grounding that enabled Tang to be more receptive to differences in business and life in general. She also learnt multiple languages – Chinese, Dutch, English, French and German – another undoubted asset for her globe-trotting future.

At a hotel management school in the Netherlands, she developed her social skills and professional knowledge, igniting a passion to explore the world and pursue an international hotelier career. Graduating in 2000, she moved to Hong Kong and began working for major hotel chains, at first at the front desk, greeting new arrivals and thriving on interaction with guests from all around the globe. She then moved into sales and marketing.

Employed by the Shangri-La, Mandarin Oriental and then The Ritz-Carlton, she developed a deep passion for the luxury sector. “I gained invaluable experience in understanding the unique positioning and messaging of each hotel group and property,” she says reflectively, betraying every inch the persona of a confident, successful businessperson.

Crisis banishment

One of her biggest challenges was opening a new hotel for The Ritz-Carlton in Krabi, Thailand, during the 2007-2008 economic downturn, a project that spearheaded the group’s Reserve collection of high-end resorts in exotic locations. “We did that all the way during the financial crisis, and at the end the hotel opened very successfully as well,” she notes.

The crisis prompted hotels worldwide to diversify and explore new potential markets like Asia. It was a turning point too, for Tang, as this greater interest in Asian markets was vital for the success of her embryonic company. From the outset, Infinite Luxury Group gained and built upon a good reputation in the industry, and business blossomed by word of mouth. “We were fortunate to work with some amazing luxury hotels from the beginning and then it snowballed,” says Tang. In the 13 years since its inception, she has marketed more than 350 hotels and brands in Asia.

Asked about the values of her company (infiniteluxurygroup.com), Tang responds by evoking a lifestyle choice: “The ethos of Infinite Luxury Group is to introduce luxury hotels and unique travel experiences to the Asian traveller. We believe in a lifestyle without boundaries, where discerning travellers can indulge in luxurious and unforgettable journeys.”

The success of her enterprise and her long list of clients reflect the expertise she offers. “One of the most rewarding experiences is seeing a hotel become successful, gaining recognition, and attracting bookings,” she says.

“Another success story is when a hotel partner decides to handle the marketing themselves for a while, but then realises the value of our expertise and returns to work with us again.”

Asian journey

In-depth knowledge of the Asian market and all its diversity has been integral to her company’s achievements. She believes it is a mistake to assume the same strategies employed elsewhere will automatically work for Asian markets.

“The Asian market is incredibly diverse, and it requires a deep understanding of each sub-market, its cultural nuances and consumer preferences,” she opines. “These considerations are even more important in the China market.”

Experiences of wealth Over the years, Tang has seen noticeable behavioural changes in high-net-worth (HNW) individuals, who are now seeking new and unique experiences having already indulged in what has become a run-of-the-mill luxury. The industry has had to focus on providing personalised experiences. Catering to the evolving needs and desires of the modern, discerning traveller does not necessarily mean greater extravagance, she insists. “It can involve bringing them closer to nature, such as wildlife safaris, remote camping in the desert, or tailored trips that delve into history and culture, like an immersive journey. Providing memorable and personalised experiences is key in meeting the expectations of these clients.”

She says establishing deep and long-lasting relationships with HNW clients can be challenging for luxury brands due to the high level of competition and the dynamic nature of these individuals for whom money is no object. She believes powerful brands are those creating extraordinary experiences by carefully crafting an atmosphere of exclusivity, unmatched service and personalised moments. “And then aiming to captivate the clientele and consistently surpass their expectations,” she adds.

Tang has noticed a definite period of postCovid ‘revenge tourism’, as if luxury travellers are trying to make up for lost time. She herself is not immune from this desire; her enviable jet-setting lifestyle sees her pack in an endless stream of exotic locations. One of her great pleasures is to rise before dawn to take in the beautiful sunrise in some far-flung destination.

The nature-lover also sees a focus on sustainability amongst luxury hotel brands of late, in some cases as a matter of self-interest. “Many hotels understand that if we do not do anything to promote sustainability part, it is not going anywhere positive,” she says.

Bridging cultures

Tang’s company is now based in Shanghai with several offices around Asia, and she is confident the luxury sector will continue to thrive in the future. It is her strong opinion that luxury travel can act as a bridge between cultures. “Luxury brands often have a global reach, and they can act as ambassadors of cultural exchange and appreciation,” she says. “Furthermore, luxury experiences and travel can expose individuals to different cultures, traditions and perspectives, promoting tolerance and appreciation for diversity.”

This exquisite 2,000 sq ft family home evokes simple joys of being together

While some prefer their dwelling to be an ostentatious statement of wealth and power, others prefer a more subtle form of indulgence. An exemplary example is this Tai Tam home, spanning 2000 exquisite sq ft within the Pacific View residential complex. Home to a family of four, the brief here was to evoke an understated sense of luxury, taking on more pared back features and toned-down hues to highlight the joy of simplicity, comfort and the intimacy of a convivial space.

Key to transforming the space into a cosy family abode, was designing with comfort and functionality in mind. Given the homeowners’ background – their warm and modest personalities, coupled with a cultured taste for elegance and sophistication – Wanson Wan, director of Wams Design, chose to embody those characteristics throughout the apartment, comprising a living-cum-dining room, balcony, laundry room, and four spacious bedrooms.

“The homeowners”, Wan said, “wanted a space that was classy. Something that resembled a hotel suite, but not too lavish in style either. Special attention was given particularly to their two children’s rooms, while the kitchen was also given priority to effectively layout an efficient space to cook family meals.” The result: A seamless flow of beautiful, yet functional, spaces that beckoned the family and their guests with a warm welcome each time they set foot in the home.

Room with a View

Fist stepping into the main area, in place of entertainment consoles and a television as the anchor of the living space, a simple coffee table stands between the sofa and lounge chair facing a display shelf of books and art pieces – hinting at the homeowners’ preference for intimate connection. Here, the boundless views of large framed windows that stretch across the length of the apartment serves as the focal point of the area. Framed by the black boarder of the windows and spotlighted by the LED lights that line up both top and bottom edges of the windows, the serene seascape of the pristine waters of Tai Tam Bay evokes a colour-infused artwork in a gallery.

Reflecting the natural palette of the view outside, the bespoke rug, floral arrangement and paintings on the wall conjure up airy and almost poetic nautical ambience that was said to set the art direction of the overall design. This was achieved by carefully selecting the most ideal materials, furniture and decor from a myriad of luxury brands and a huge library of materials to sample. The living room, bathroom and hallway, for example, is fitted with a combination of top-graded stone, wood and sumptuous fabric that sets the tone throughout the home. Meanwhile, warm colours from decorative touches of artworks, floral arrangement and furnishing contrast the cooler, airy tones of the ceilings and walls. The lighting, too, was a thoughtfully added layer for depth, where décor was minimal, whether it is the pendant light above the dining table or LED lights that line the boarders of the windows and bathroom mirrors.

Creative Space

Moving towards the kitchen, here is where the lady of the house spends her time cooking up recipes for the family. As a full-time mom, this space serves as a work station for all her passionate culinary creations and wondrous experimentations. Not to mention that the size of the space was considerably wide in length, instead of the typical width that most kitchens are structured in. So, Wan had given thought to the placement of each cooking equipment and tool in a layout that would afford the owners maximum efficiency to prep, cook and clean.

Stepping into the more intimate quarters of the home, the master en suite continues the same theme of muted luxury and airy, white-and-blue colour palette as the living space. Meanwhile, the master bathroom, complete with a bathtub and his-and-her sinks, features metallic tones and glass panels that expand the sense of spaciousness and modern charm.

Kid’s Corner

However, it was in the planning of the children’s bedrooms that extra attention to detail was served. Contrary to the clean lines of the main family room, the children’s chambers boast fun-filled décor, activity platforms and consoles that define the various zones for playing, reading, studying and sleeping.

Designed with loosely spaced furniture, open book shelves, and an easily accessible storage system for a safe, flexible and versatile area, this was deliberately done to, not only prompt the children to move and explore independently, but to also allow them to learn the responsibility of cleaning up their own personal space.

When Banwa Private Island was launched to much fanfare in 2019 it was hailed as the “world’s most expensive island” at US$100,000 per night. But it has recently slashed its price to the “bargain” rate of US$45,000 per night. Regardless, this most luxurious of resorts features half a dozen ocean-fronted beach villas, butler service, Jacuzzis, and infinity pools – accompanying 12 garden rooms with commanding views of the island. This cosy getaway comes with everything from spas to elevated bar lounges, right through to private yachts ready for charter and a lazy day exploring the pristine waters that surround the island.

Musha Cay, Bahamas

Situated in the tropical paradise that is the Bahamas, this strip of heaven is owned by American illusionist David Copperfield – who put US$50 million of his considerable wealth to very good use indeed. Who said magic doesn’t pay? The illusionist’s resort is comprised of five expansive villas and “The Landings”. This is a spacious, amply windowed building with views to the pier and doubling as both restaurant and guest clubhouse. There’s a long communal table in the dining area, an open-air breakfast space, and a number of magic-themed touches – including vintage magic posters and a full-sized pool table that reportedly once belonged to the ultimate of all escape artists, Harry Houdini.

Over the last two years, most of us in the city have kept ourselves safely grounded. While home interior trends have embraced minimalist aesthetics and influences from nature and wellness, there are those who have missed wallowing in the lap of luxury on vacation at five-star hotels. And if one sought to draw inspiration from a home that splendidly emulates the essence of lavish interiors and refined aesthetics, this 6,300sq.ft penthouse in Residence Bel-Air would fit the bill.

Stretched over two storeys, the sleek abode is perched atop phase three of Cyberport’s massive residential complex, one of the most prestigious estates in the city and widely touted as the ultimate in luxury living. It boasts stunning architecture, vast interiors, gorgeous sky gardens and breathtaking panaromic ocean views.

Artful Interiors

The apartment is home to a successful semi-retired businessman, his spouse and two sons whose vision was to adopt the ethos of a luxury hotel. Realising this aspiration was interior designer Leslie Lam, Director of Primocasa, who walked us through its myriad high points.

The introduction starts at the entrance, where we are greeted by a grandiose spiral staircase to the right and radiant glows of natural light and boundless ocean views that pour in through floor-to-ceiling windows. Astoundingly high ceilings and Italian marble floors dazzle in white, while the feature wall that runs along the side of the huge open-plan living area is plastered with sumptuous royal blue leather.

This combination of blue and white echoes the soothing shades of the ocean and sky beyond, infusing a sense of tranquillity to the space. Thus, the homeowner’s personality and taste can resonante through vibrant décor and bold details against a backdrop of purity and simplicity.

As an avid collector of art, he displays his sensibilities through an ever evolving and rotating display of works by artists from all over the world. “[Dipping into] this collection gave me a wider range of options to choose from when selecting pieces to highlight each area in the home,” says Lam. “For example, bold colours such as red and sculptural installations in copper and chromatic hues were used to contrast the simple whites and distinguish different zones.”

Throughout the home, Fendi carpeting and furniture from Bentley Home and other luxury brands crafted in Italy reflect the master of the house’s penchant for stylish décor. Fixtures crafted by Lam and his talented team, meanwhile, such as the TV wall that separates the living and dining areas, and the display shelves in the study that perfectly frame the garden, add a regal touch. These elegant burnished black panels and splashes of champagne gold provide elegant contrast to the expanses of white marble.

In a recurring theme, marble tiles pave both levels of the home, including the bathrooms. However, within the more intimate dwellings of the home, wooden flooring is used to convey a warmer touch. At the couple’s request, the master bedroom resembles a hotel presidential suite, incorporating a plush azure fabric feature wall, as well as a blue carpet, upholstery and linen for a noble ambience.

Stairway to Heaven

Reaching an incredible 4.2 metres, high ceilings are a key attraction of the apartment – a perk in Hong Kong reserved for the most luxurious of abodes. Taking full advantage of this architectural generosity, Lam emphasises the stature with false ceilings and golden steel trims that draw the eye and add perceived depth. A striking 1.8-metre Swarovski crystal chandelier that hangs above the round dining table also aptly underscores the immense height.

Another clear highlight is the spiral staircase that seamlessly connects the duplex layout with matching premium white marble. Accentuated by black marble borders, it recalls the aesthetics of grand European hotels. Impressively fitted curved glass-panelled banisters flank the length of the steps. Lam describes this focal point as an art piece in its own right because of the time, effort and difficult technique required for its creation.

The team devoted almost a year to completing this one feature alone, a spectacular substitute for the narrow L-shaped staircase that originally stood next to the kitchen. Government approval had to be obtained for its construction, and each component had to be conceptualised, designed and finished to precise measurements. But the feat was worthwhile given the magnificent outcome.

Garden on High

Further underlining the indulgence of lavish comfort under one roof are quiet recesses to enjoy daily pleasures. These include an idyllic green garden, where breakfast, the morning paper and glistening views of Waterfall Bay are often savoured, and a British-inspired cigar lounge with a fireplace.

Bedecked with Italian furniture, verdant greenery and pristine white wooden floors that continue the aesthetics of the interior, the rooftop garden is undeniably the perfect, relaxed viewpoint to bask in the sun. But thanks to its westerly aspect, it is the evenings that offer the most resplendent scenery, an awe-inspiring display of pale tints of orange fading into the blue beyond. Thanks to the mass of windows along the width of the apartment, this gradient palette of the sun dipping into the horizon can be admired from all three bedrooms, too.
